Chimney removal — detached house in Wijchen
Project description:
- Removal of an existing chimney on a detached house in Wijchen and restoration of roof and façade finishes after dismantling.
Preliminary investigation and preparations:
- On-site inspection to assess load-bearing function, structural condition and accessibility.
- Structural calculation if the chimney is (partly) load-bearing or connected to load-bearing walls.
- Asbestos check (mandatory for building elements from before 1994).
- Permit check with the municipality (sometimes a demolition notification or an environmental/planning permit is required).
- Draw up a work and safety plan; arrange scaffolding and fall protection.
Execution:
- Controlled dismantling, preferably from above, with bricks and mortar carefully removed to avoid damage to the roof and surrounding structure.
- Timely protection of interior and exterior areas against dust and precipitation.
- Repair and make the roof structure watertight: replacement/repair of roof boards/rafters, reinstallation of underlayment and finishing with appropriate roofing material.
- Detail finishing around the former penetration: lead flashings or EPDM detailing, insulation and interior finishing (plaster/paint).
- Responsible removal and disposal of rubble and waste material.
Coordination and quality:
- Collaboration with the structural engineer, roofer and execution team; interim inspections and final handover with quality checks for watertightness and finish.
